The Hotel Seiryu Kyoto Kiyomizu belongs to that rare category of hotels where heritage and contemporary luxury come together in beautiful harmony. Housed in a former elementary school dating from 1933, in the heart of historic Higashiyama, it offers an intimate retreat just steps from temples, cobbled lanes and the iconic silhouettes of Japan’s former imperial capital. With elegant rooms, views of Yasaka Pagoda, French cuisine, an exclusive rooftop and cultural experiences, this exceptional address offers a refined immersion in the soul of Kyoto.

An Exclusive Oasis Amid the Bustle of Kyoto

Nestled in the heart of Higashiyama, one of Kyoto’s best-preserved historic districts, the hotel enjoys a rare location just a few minutes’ walk from the UNESCO World Heritage-listed Kiyomizu-dera Temple and close to Yasaka Pagoda. Around it, the cobbled lanes of Ninenzaka and Sannenzaka reveal a timeless Kyoto throughout the seasons, where traditional houses, secluded shrines and a poetic atmosphere come together. At dawn and after nightfall, once the tourist crowds have subsided, guests can savour the privilege of wandering through these almost deserted streets before setting out with ease to explore the city’s most iconic sights. Despite its location at the heart of this sought-after district, the property retains a precious sense of tranquillity—an exclusive oasis of luxury close to the authentic soul of Kyoto.

A Former School Transformed into a Luxury Hotel

In Kyoto, where the memory of a place can be read in every stone, The Hotel Seiryu Kyoto Kiyomizu cultivates a rare aesthetic: one of discreet, deeply evocative heritage luxury. Housed in a former elementary school built in 1933, the hotel preserves its emblematic features, from Western-influenced façades and the arched windows of the south wing to Spanish roof tiles, wooden brackets and decorative details recalling the architectural elegance of 1920s and 1930s Japan. Meticulously restored, this historic shell enters into a dialogue with sleek contemporary interiors, where modern minimalism allows the building’s original beauty to breathe.

Inside, the spirit of the school remains subtly present: old corridors, time-worn staircases, wooden floors, beams and panelling tell a collective yet almost intimate story. Classrooms have been transformed into refined guest rooms, while the communal spaces reinterpret the atmosphere of meeting rooms and the auditorium in serene, light-filled and inviting surroundings. Throughout the hotel, artworks connected to Kyoto or childhood memories add a poetic dimension, poised between nostalgia and contemplation. The result is an exceptionally elegant retreat where ultra-contemporary comfort never seeks to erase the past, but instead honours it with grace.

48 Rooms Blending Heritage and Contemporary Elegance

With just 48 rooms, including one suite, the hotel cultivates a rare and intimate atmosphere far removed from the bustle of large urban properties. Throughout, the décor strikes a soft and refined note: wood with golden highlights, off-white shades, earthy tones and subdued lighting integrated into tray ceilings. Vast windows frame Kyoto like a living work of art, while rooms on the upper floors stand out for their generous proportions, gently curved lines and breathtaking city views. For an even more spectacular experience, the 137 m² Panoramic Suite features a separate living room, private bedroom and sweeping views over Kyoto and the surrounding mountains. The Panoramic Terrace Twin Room, meanwhile, captivates with its private terrace overlooking Yasaka Pagoda—the perfect setting in which to savour an extraordinary moment before one of the city’s most enchanting vistas.

We stayed in a 45 m² Deluxe King Room located within the historic former school building. The room elegantly preserves the property’s classical architecture while offering all the understated comforts of contemporary accommodation. Its tranquil interior harmonises beautifully with the building’s heritage character and faithfully reflects Kyoto’s cultural soul. Warm textures, soft lighting and a serene atmosphere combine to create an intimate, timeless retreat—ideal for unwinding after a day spent exploring the city.

A Gentle Morning in the Library

At breakfast, the former auditorium—now transformed into a restaurant—reveals a distinctive library-inspired setting surrounded by more than 1,000 books, creating an elegant and hushed atmosphere in which to begin the day. The experience celebrates the essence of Kyoto through a generous buffet showcasing carefully selected local ingredients, complemented by one of the hotel’s signature dishes: eggs cooked to order with a choice of accompaniments, pancakes with fruit coulis, buckwheat galette with smoked salmon and sour cream, open sandwiches with plant-based meat, vegan vegetable pancakes, risotto with Kyoto Suguki pickles, a Japanese bento or a delicate assortment of Japanese nabe hotpot.

Benoit: The Soul of the French Bistro

Benoit Kyoto gracefully continues the legacy of the celebrated Parisian bistro founded by Benoit Matray in 1912 and now guided by the excellence of Ducasse Paris. Following Paris, Tokyo in 2005 and New York in 2008, this contemporary bistro marks another elegant chapter in Benoit’s international journey, bringing the warm, convivial and generous spirit of a great French dining establishment to Japan’s former imperial capital. The restaurant celebrates refined, deeply seasonal cuisine, where the precision of classical techniques meets the delicacy of local produce and inspiration. Each plate evokes the timeless charm of Paris, enriched by Japanese sensibility, for a dining experience that is at once steeped in heritage, sophisticated and resolutely cosmopolitan.

In this intimate setting, we began dinner with a few cheese gougères, served alongside a glass of Cava before the starters arrived. Our pâté en croûte was an elegant slice of French tradition, presented on an intricately cut glass plate that caught the light beautifully. Its golden, flaky and lightly caramelised pastry enclosed a generous marbled filling, suggesting a texture both meltingly tender and delicately rustic. Alongside it stood a small glass filled with tangy condiments—pink shallot, cherry tomato and pickled vegetables.

My husband chose the cuttlefish with fennel, couscous, bulgur and a shellfish jus, which offered a more maritime expression of remarkable delicacy. Tender pieces of pearlescent cuttlefish rested on a bed of couscous and bulgur infused with a pearl-grey shellfish jus, while slender slices of fennel brought freshness, crunch and an elegant hint of anise. A few open shellfish reinforced its seaside character, and subtle touches of spice enlivened the dish without ever overwhelming the gentle flavour of the cuttlefish.

After this taste of the sea, the Ohmi duck confit with Brussels sprouts, cabbage vinaigrette and duck jus arrived in a black Staub cocotte as a composition both rustic and refined. The golden, glazed duck skin promised a delicate crispness before revealing meltingly tender meat beneath. Surrounding it, lightly roasted Brussels sprouts added a gently bittersweet vegetal note, lifted by the tangy freshness of the pale-green cabbage vinaigrette. Dark and glossy, the duck jus coated the bottom of the plate with indulgent depth, while a few young shoots brought an airy elegance to the dish.

Equally comforting yet more delicately composed, the roasted “Kyo Mochi” pork tenderloin in a crisp crust, presented with distinctly Parisian elegance, was served to my husband. Cut into generous pieces, the meat revealed careful cooking and a golden, almost lacquered crust that contrasted with the expected tenderness of the pork. Alongside it, smooth and silky mashed potatoes scented with fresh thyme offered a delicate aromatic softness, heightened by a few drops of glistening oil. Deep and amber-coloured, the pork jus generously coated the plate, adding rich, savoury and lightly syrupy intensity to the dish.

To begin the sweet chapter of our meal, the profiteroles with hot chocolate sauce appeared in all their classic indulgence. The small golden choux buns, generously filled with vanilla ice cream, overflowed slightly beneath the warmth of the chocolate. Poured at the table, the sauce cascaded in thick, glossy ribbons over the domes of choux pastry before forming a silky pool at the bottom of the plate, promising that irresistible contrast between delicate crispness, cool creaminess and deep cocoa notes. This dessert embodied a simple and comforting Parisian luxury, bringing the meal to a close with every spoonful offering a small moment of pure pleasure.

My husband opted for the Armagnac savarin with lightly whipped Chantilly cream, which concluded the meal with almost ceremonial elegance. Delicate golden slices, their open crumb already soaked, waited on the plate to be drizzled with the spirit, while a generous quenelle of supple, satiny Chantilly cream offered a cool, milky counterpoint flecked with tiny vanilla seeds. Balanced by the airy lightness of the cream served on the side, the dessert invited us to compose the perfect mouthful ourselves—one final indulgent gesture before leaving the deliciously Parisian world of Benoit Kyoto.

Rooftop Cocktails or Exceptional Sushi

Perched on the fourth floor, K36 The Bar & Rooftop offers one of Kyoto’s most striking panoramas, suspended above the rooftops, temples and tranquil contours of Higashiyama. Reserved for rare moments, this sanctuary for connoisseurs presents a meticulously curated selection of prized whiskies, aged spirits and exceptional wines, served in an intimate atmosphere of discreet elegance. At golden hour, as the sun slips towards the horizon and the city melts into twilight, the open-air terrace becomes the perfect setting for an aperitif, a light meal or a final drink—with hotel guests enjoying the privilege of reserving their table in advance.

In a more intimate vein, SUSHI-BAR @library blends Kyoto’s culinary heritage with contemporary sophistication in a library lounge bathed in soft light. Come evening, the space transforms into an exclusive address where guests can savour sushi prepared with meticulous precision from rigorously selected seasonal ingredients of impeccable freshness and provenance. Accompanied by Japanese sake, carefully chosen wine or a broader selection of drinks, set menus and à la carte dishes create an experience both refined and approachable, designed to prolong Kyoto’s serenity late into the evening.

Matcha, Maiko and Koto Bring the Lounge to Life

The guest-only lounge is one of the hotel’s most appealing privileges. Complimentary access is included with every room, and the bright, soothing setting is enhanced by vast floor-to-ceiling windows revealing near-panoramic views of the surroundings, crowned by Yasaka Pagoda. In the morning, guests settle in with freshly brewed coffee; later in the day, snacks are available at any time, while evenings invite them to enjoy drinks and light bites overlooking the hotel’s illuminated architecture. In spring, cherry blossoms lend the landscape a poetic touch, while in autumn, red and orange foliage transforms the view into a living canvas to be contemplated in rare tranquillity, far from the bustle outside.

A stay at The Hotel Seiryu Kyoto Kiyomizu also offers privileged immersion in Japanese culture. Among the most exclusive experiences available to guests, the maiko performance holds a special place. Each week, within the intimacy of the lounge, the hotel offers the rare opportunity to admire these apprentice geisha from the historic Miyagawa-cho district at close quarters. Their infinitely graceful dances reveal a traditional art seldom accessible to the public, imbued with precision, mystery and elegance. Beyond the performance, guests can speak with the maiko and photograph them, discovering the subtleties of their gestures, costumes and the fascinating world that forms an integral part of Kyoto’s cultural soul.

The tea ceremony, offered every Monday and Friday, invites guests into a more contemplative immersion in Japanese tradition. Guided by an experienced tea master, they discover the history, philosophy and codified gestures of this ancestral art, founded on harmony, respect, purity and serenity. The experience also offers an opportunity to appreciate the beauty of the utensils, understand the Zen spirit accompanying the ritual and whisk one’s own matcha. Served with traditional Japanese sweets carefully chosen to complement its flavours, the tea becomes far more than a tasting experience: it is a suspended moment of profoundly Japanese elegance.

Every Wednesday, the lounge is transformed into a musical setting for an encounter with traditional Japanese instruments, particularly the koto. In the softly muted space, with Yasaka Pagoda as a backdrop, the instrument’s delicate notes seem to float through the air, creating an intimate dialogue between past and present. Introduced to Japan in the eighth century, the koto captivates with its ethereal tones and ancient ties to court music and poetry. The experience includes a concert, an introduction to the history and philosophy of Japanese music, and a guided lesson allowing guests to try this refined art for themselves.

Private Baths for a Japanese Interlude

After a day spent wandering Kyoto’s historic lanes, the hotel invites guests to surrender to complete relaxation in its three private baths, conceived as serene cocoons. Beneath ceilings rising more than three metres, bathed in soft, enveloping light, these spaces combine privacy with a sense of expansiveness for a deeply soothing interlude. Travellers with active lifestyles will also appreciate the gym, equipped with state-of-the-art facilities ranging from treadmills to functional training equipment—ideal for maintaining a wellness routine in elegant surroundings.

My Opinion

The Hotel Seiryu Kyoto Kiyomizu leaves the rare impression of an address where every detail has been thoughtfully considered to reveal Kyoto with delicacy. The heritage beauty of a former school, Higashiyama’s precious tranquillity after the tourists have departed, views of Yasaka Pagoda, inspired cuisine, cultural rituals and moments of relaxation come together in a deeply harmonious experience. Guests arrive to sleep close to the historic lanes, only to find themselves slowing down, listening to the silence and savouring a matcha, a koto chord or a cocktail above the rooftops. Elegant without ostentation, intimate without isolation and refined without coldness, this hotel embodies a particular vision of Japanese luxury: discreet, sensitive and rooted in the memory of its surroundings.

What I Loved:

  • The exceptional location in the very heart of Kyoto.
  • A former school beautifully renovated into an intimate luxury hotel, with numerous features preserving the history of the building. I particularly loved the superb Art Deco interior and, of course, the incredible view of Yasaka Pagoda.
  • The activities offered in the lounge, which provide a wonderful introduction to Japanese culture.

What I Regretted:

  • The Japanese breakfast was excellent, but the Western selection could clearly be improved.

  • Deluxe Room priced at €980 in June 2026.
